What Foundation and Waterproofing Challenges Affect Easter Lake?

Easter Lake has grown up over the last few decades on the southeast side, its 1990s and 2000s subdivisions arranged around a 165-acre lake. Newer as these homes are, they contend with two distinct foundation pressures — one from the water beside them and one from the ground beneath them.

The lake keeps the local water table high, so even modern basements sit under near-constant hydrostatic pressure as groundwater presses against the walls. At the same time, many of these homes were built on graded fill that was never fully compacted, and that loose ground keeps settling under the weight of the house — early-stage movement that opens cracks and drops corners while the soil finds its level.
