What Foundation and Waterproofing Challenges Affect Brookside?

Brookside went up in the 1920s, and the Tudors, Colonials, and KC Shirtwaist homes that give the neighborhood its character were built the way homes were built then — on limestone and early poured foundations, with rainwater carried off by clay tile drains laid nearly a century ago. There is plenty of life left in those materials, but they were never engineered for what the ground under Kansas City actually does.

This part of the metro sits on Wymore-Ladoga clay — soil that runs 60 to 80 percent clay and swells when it is wet, then shrinks back when it dries. A hundred years of wet springs and dry summers drives that push-and-pull straight into an old limestone wall: mortar joints wash out and crumble, stones bow inward under the water pressure behind them, and the original clay-tile drains clog and stop carrying water away. That is the exact pattern Brookside owners run into — failing limestone foundations, degraded mortar, and stone walls bowing under a century of hydrostatic pressure.

JLB repairs these foundations the way the houses deserve. We stabilize bowing stone walls with anchors or bracing, repoint and rebuild the mortar that has given out, and replace the dead clay-tile drainage with a modern interior drain and sump so water is collected and pumped away instead of leaning on the wall.

Because so much of Brookside's value lives in its original architecture, the fix has to match the house — sized for a limestone foundation on shrink-swell clay, not a template built for newer poured walls. On this ground the clay never stops moving, so we solve the wall and the water together, once.
